What Is VCT Strip and Wax?
Strip and wax (also called strip and refinish or strip and recoat) is the process of completely removing the existing floor finish (wax) down to the bare tile surface, then applying fresh coats of commercial floor finish to restore appearance and protection. The Complete Strip and Wax Process
- 1Clear and Protect the Area
All furniture, equipment, and obstacles are moved before stripping begins. Baseboards and any adjacent surfaces are protected from chemical exposure. The area is blocked off during the process.
- 2Apply Chemical Stripper
An alkaline floor stripper is diluted to appropriate strength and applied to the floor with a mop. The stripper is allowed to dwell for 5–10 minutes to penetrate and soften the finish layers without drying on the floor.
- 3Machine Scrubbing
A floor machine with a black stripping pad agitates the softened finish, breaking it free from the tile surface. The stripped finish and stripper solution creates a slurry that is immediately wet-vacuumed from the floor.
- 4Edge Work
Floor machines can't reach tight corners, under toe-kicks, or along baseboards. These areas are stripped manually — often the most time-consuming part of a proper strip job.
- 5Rinse and Neutralize
The floor is thoroughly rinsed with clean water to remove all stripper residue. Residual stripper left on the floor will prevent the new finish from adhering properly. Some floors require a pH-neutral rinse to ensure complete neutralization.
- 6Dry Completely
The floor must be completely dry before any finish is applied. Rushing this step results in milky, cloudy finish and poor adhesion. Ventilation and fans are used to accelerate drying.
- 7Apply Finish Coats
Commercial floor finish is applied in multiple thin coats (typically 3–5 on a freshly stripped floor) using a clean finish mop. Each coat must dry fully before the next is applied — typically 20–30 minutes between coats. Thin coats build a harder, more durable finish than thick coats.
- 8Final Inspection
After the final coat dries, the floor is inspected for any missed areas, streaks, or finish defects. High-speed burnishing is sometimes performed after the final coat to achieve maximum gloss.
Timeline note: A proper strip and wax on a commercial floor takes 8–12 hours minimum for 5,000 sq ft — including stripping, drying, and multiple finish coats. Facilities that report it being done in 2–3 hours received a substandard service.
Maintaining VCT Between Strip Cycles
To extend the time between strip cycles and keep floors looking their best:
- Daily damp mop with a pH-neutral cleaner — avoid soap-based products that dull finish
- Monthly spray buffing to restore gloss and fill in light scratches
- Semi-annual high-speed burnishing to harden and restore finish surface
- Immediate spot removal of black marks and scuffs before they set
